Single-family rental. An asset class consisting of individual houses owned by institutional investors and rented to tenants. SFR securitizations (sometimes called SFR ABS) are backed by pools of rental homes or loans secured by them.
What to watch
Operating complexity distinguishes SFR from traditional RMBS. These are operating businesses: occupancy rates, rent growth, property management costs, and turnover expenses all matter. Geographic concentration affects both rental demand and property values. Check the sponsor’s track record managing scattered-site portfolios versus concentrated markets.
